Getting started

1. Create a tenancy with the property address and start date.
2. Add each item room by room — set its age, replacement cost, condition and cleanliness, and take a dated photo.
3. Sign and lock the check-in so both parties agree the starting state.
4. At the end of the tenancy, set the end date, record each item's condition, and photograph it from the same angle.
5. Run the assessment and export the PDF evidence pack.

Common questions

Why did it say I can charge £0?

Usually one of three reasons: the deterioration is fair wear and tear (traffic marks, fading, flattening), which is never chargeable; the item had reached the end of its expected life, so it was due for replacement anyway; or a cleaning claim was made without an evidenced cleaned start condition. The app explains which rule applied and shows the working.

What is betterment?

If you replace an aged, damaged item with a brand-new one, you end up better off than before — so you can only recover the value of the life the tenant actually destroyed, not the full replacement cost. A £600 carpet with 5 of 8 years left recovers £600 × 5/8 = £375.

Where does the lifespan data come from?

It is seeded from published product-lifespan guidance used by UK deposit schemes and adjusted for quality band and how the property was used (pets, students, HMO, occupancy). It is guidance, not law — the figures are estimates.

Is this legal advice?

I paid but the feature didn't unlock

Open the Tenancies tab and tap Restore purchases. Purchases are tied to your Apple or Google account and can always be restored. If it still doesn't unlock, email us with the date of purchase and we'll sort it.

Can I get a refund?

Purchases are processed by Apple and Google, so refunds are handled by them — via reportaproblem.apple.com for iOS, or Google Play's order history for Android. Contact us too and we'll help.
